Here's a brief review of ProSource services to buyers.

 

In our first orientation, you'll receive a review of current market conditions, product availability and mortgage industry rates and programs.  Depending on conditions, we'll discuss and then prepare either an aggressive or competitive posture.

 

We'll suggest you contact a lender (we'll make some suggestion here) and secure a pre-qualification statement to be used when we present an offer.  We'll review an Estimate of Ownership to help put in perspective the monthly investment associated with different price ranges and mortgage programs.

 

We'll generate your Wish List.  It'll reflect your preferences in price range, location, home size, features and appointment.  Well beyond bedrooms and baths, we'll touch on lot size, parking, commute, schools, transportation, and recreation.

 

Based on your Wish List, we'll conduct an Express Tour, drive-bys really, of product that aligns with your preferences.  Very quickly, we'll be able to focus on a selection of properties that best meet your desires.  In most instances, there's a back and forth of email containing available properties.  We'll make suggestions, you'll make selections, and we'll arrange to see the most desirable offerings.

 

As the selection narrows, we're able to simultaneously provide neighborhood comparables, so you're always able to keep the product you're seeing in proper perspective.  We'll review our strategy regarding escalation clauses, our presentation policy, inspections, timing, HOA document review, and closing assistance.  We'll review timing goals and any necessary transaction sequencing, and prepare a strategy to address any unexpected overlaps and gaps.  If needed, both regional and national relocation services are available. 

 

When we've identified the right property, we'll draft your offer and, if possible, present it to the seller and seller's agent.  In addition to your offer, we'll provide a letter of introduction, lender qualification documentation and neighborhood comparable information.

 

Once an agreement has been finalized, we'll assist you in finalizing your mortgage application process, manage any necessary inspections, and meet with and provide data to your lender's appraiser.

 

Should the property be in need of repair, we'll suggest experienced contractors who can quickly provide an estimate of the desired repair.  We're in constant contact with contractors in the following disciplines: landscaping, tree care, cleaning, storage, painting, drywall, roofing, plumbing, electrical, carpentry, window & door repair or replacement, garage / basement / attic cleaning, hardwood / carpet / tile flooring repair.

 

We'll prepare detailed estimate of ownership, and an explanation of closing expenses, and a sequence of events.  As needed, we can suggest a home inspector, title company, insurance company, termite inspection company, even movers.

 

We'll manage the lender's progress on your mortgage approval, their coordination with the title company, and manage all other aspects of the transaction through closing.  We'll coordinate any necessary inspections, including but not limited to, home, radon, lead, termite, well, septic, government and lender.  If needed, we'll confirm receipt of any HOA / condo documents for your review.

 

We'll coordinate your pre-settlement walk through and attend settlement, where we'll assist in your review of the settlement documents.  We'll assist in the preparation of any necessary Pre or Post-Settlement Occupancy Agreements, and / or and Storage Agreements.  After settlement, we'll follow-up with the title company to track any final escrow releases and the release of any liens.
