Here's a brief review of ProSource services to sellers.
First, we'll quickly provide an informed perspective of your property's value relative to its environment.
You'll receive a ProSource Competitive Market Analysis, then daily updates, and can participate in a Competitive Market Tour to thoroughly understand where your property will be positioned in the marketplace, and why. Then, we'll assist in the preparation, pricing, promotion and presentation of your property to maximize its potential in the marketplace. As needed, we're able to call upon existing relationships to properly prepare the property for presentation. Areas of focus include landscaping, tree care, cleaning, storage, painting, drywall, roofing, plumbing, electrical, carpentry, window & door repair or replacement, garage / basement / attic cleaning, hardwood / carpet / tile flooring repair. Many service providers who know ProSource and appreciate our reputation are willing to defer payment until closing. Promotion will include a variety of internet and Realtor-based system, along with a targeted direct mail programs to neighboring properties and a Neighbors Only Open House. At the property, presentation collateral for prospective buyers and their agents will include a detailed Estimate of Ownership, plat and survey information, required disclosures, "Now Presenting" handouts with photos, and often a suggested Sequence of Events. We'll develop a Pricing & Terms Strategy, draft an Estimate of Net Proceeds, and identify preferred agreements, title company, and lender. All preferences are designed to better manage the transaction process. We'll establish and communicate to buyers and their agents our policies regarding offer presentation, buyer qualification requirements, inspections, timing, HOA document review requirements, and any offered closing assistance. We'll review timing goals and any necessary transaction sequencing, and prepare a strategy to address any unexpected overlaps and gaps. If needed, both regional and national relocation services are available. We'll assist in your review, negotiation and acceptance of an offer, and manage all aspects of the transaction through closing. We'll coordinate any necessary inspections, including but not limited to, home, radon, lead, termite, well, septic, government and lender. We'll confirm distribution and receipt of any HOA / Condo Documents for buyer's review. We'll track the buyer's mortgage application, appraisal and approval progress. We'll meet with buyer's appraiser and offer relevant data. We'll coordinate pre-settlement walk through(s). We'll attend settlement and assist in your review of all settlement documents. We'll assist in the preparation of any necessary Pre or Post-Settlement Occupancy Agreements, and / or any Storage Agreements. After settlement, we'll follow-up with the title company to track any final escrow releases and the release of any liens.
